Qualifications for Prospective tenants:
  • Good Rental History for last 2 years, NO EVICTIONS
  • Verifiable Employment History for past two year
  • Credit Score under 580 will require extra security deposit
  • Every person above the age of 18 (except dependents), must fill out an application
  • Gross income (combined) has to be 3 times the rent

What you need to bring to CPM with your application:

  • Application Forms completely filled out & signed
  • Your Latest Bank Statement, Latest Pay Stub
  • Cashiers Check or Money Order made out to Centerpointe Property Management for:

*Application Fee: $35.00 per person (non-refundable)

*Holding Fee: $100.00 (goes towards security deposit, Once you turn the holding fee in we will not     process any other applications, If you cancel your application the $100.00 is non-refundable. Holding fee will only be returned to applicant if the application is Denied!!)

  • A check for the amount of the 1st months rent

APPLICATIONS ARE PROCESSED WITH-IN 72 HOURS


When application is approved, you will need to do the following:

  • Call 540.657.7754 to set appointment to sign lease within 48 hours of approval
  • At lease signing bring: drivers license & social security card
  • Bring either a Copy of Renter’s Insurance or Sign the Wavier of Renter’s Insurance
  • At check-in bring: Cashiers Check or Money order for 1st months rent (if prorated, call in advance to get the amount due)


Home Care Agreement:

The Tenant is responsible for:

A. Maintaining the Premises In a clean and sanitary condition and disposing of all trash, garbage, and waste in sealed containers.

B. Using and operating all appliances, equipment and systems in a safe and reasonable manner and not to overload any system. Tenant must drain outside water spigots each fall. In the event the plumbing at the Premises is frozen or obstructed due to the negligence of the Tenant, Tenant’s family or guests, the Tenant shall pay immediately the cost of repairing frozen pipes or cleaning such obstruction and any additional costs associated with the repair (i.e. drywall, carpets, etc.). Tenant must maintain the heat for the house at least 60 degrees F all times in the winter months

C. Furnishing and replacing all light bulbs and fuses as needed and changing furnace and air conditioner filters at least every 2 months.

D.  Clearing of all drains and toilets and maintaining caulking around tubs and showers, maintenance of all carpeting and flooring in a clean and good condition, replacement and payment for glass and screen breakage.

E.  Cutting, watering and maintaining the lawn and pruning shrubbery; promptly removing ice and snow from all walks, steps and drives; maintaining exterior gutters, drains and grounds free of leaves and other debris.

F.  Promptly reporting in writing to the Landlord any defect, damage, or breakage. Failure to report shall make the Tenant liable for the repair of any additional damage. This provision does not obligate the Landlord to repair or correct such defects, breakage, malfunction or damage.

G.  The cost of any unnecessary service call and any costs incurred as a result of the Tenant failing to keep appointments with service persons that require access in order to make scheduled repairs. Any request for repair is understood to mean that permission to enter the Premises to make the repair has been given by the Tenant.

H.  Making any repairs, alterations or additions required by any governmental authority, Owners’ Association, insurance company or the Managing Agent due to the Tenant’s use.

I. The control and elimination of household pests including but not limited to fleas, ticks,        roaches, silverfish, ants, crickets, and rodents during occupancy. Upon vacating the Premises, the Tenant shall be responsible for the elimination of all such pests and vermin after the first 30 days.

J. Tenant will not scratch kitchen countertops (use cutting boards) and will not put grease in the kitchen drain. Grease will be put in a separate container and disposed of properly.

K. Tenant will not store any combustible materials in the same room as the furnace.


Why Tenants Need Renters Insurance:

We want to take a minute to let tenants know why they need renters insurance. First,  we want you to understand that CPM or the Landlord is not responsible for loss of or damage to personal property in the rental house. Renters insurance is a policy for renters that covers replacement value of possessions. Though our owners do carry landlord insurance on the houses we manage, that insurance does not cover your belongings, such as: clothing, furniture, stereo, and other personal possessions. In the event of a fire or break in, or water leak, you could still face repair or replacement value of your possessions.

In terms of  renters insurance coverage, most renter’s insurance policies are similar to home owners policies. A renters policy should cover your furniture, clothing, TV, stereo, appliances, and other personal property. Protection under your renters insurance policy is fairly broad, i.e.: possessions in your car might be covered, and anyone that is hurt on your property might also be covered. Ask your insurance agent what your policy will cover.

An example could be a roof or ceiling caving in. Another could be pipes freezing  or any water leaks in the house that could cause damage to your personal property. The Owners are responsible to fix the roof or ceiling, or whatever the cause may be but the owner is not responsible to replace or repair any of your personal property damaged. That’s where your renters insurance kicks in.

Any insurance agent or broker can tell you what kind of coverage you need and how much it will cost. We think you will find the cost very reasonable considering the peace of mind it will give you knowing your personal property is covered. Remember it costs nothing to get a quote, so shop around and find the best deal. Talk to the agent or broker you select and he or she will advise you in making you decision about the types and amounts of coverage you need.
