Professional with experience in residential
real estate and property management. A

The day to day property
management responsibilities are handled by
our Property Manager, Abbie Lamkey. Abbie
is a licensed Real Estate agent and has
experience managing individual properties,
as well as apartment complexes. Abbie has
excellent people skills and has been able to
develop strong working relationships with
both the home owners and the tenants.

Why use a property manager?
To businesses and investors, properly
managed real estate is a potential source of
income and profits, and to homeowners, it is
a way to preserve and enhance resale values.
Property, real estate, and community
association managers maintain and increase
the value of real estate investments.
Property and real estate managers oversee
the performance of income-producing
commercial or residential properties, and
ensure that real estate investments achieve
their expected revenues.
In addition, property managers must
understand and comply with provisions of
legislation, such as the Americans with
Disabilities Act and the Federal Fair
Housing Amendment Act, as well as local fair
housing laws. They must ensure that their
renting and advertising practices are not
discriminatory and that the property itself
complies with all of the local, State, and
Federal regulations and building codes.
Property managers also are responsible for
enforcing the terms of rental or lease
agreements, such as rent collection, parking
and pet restrictions, and
termination-of-lease procedures. Other
important duties of property managers
include keeping accurate, up-to-date records
of income and expenditures from property
operations and submitting regular expense
reports to the asset property manager or
owners. |

Overview
CPM provides a quick service to all
maintenance requests. CPM has a 24 hour
phone number for any maintenance emergencies
after office hours. All other general
maintenance requests are handled within 72
hours of requests by one of CPM’s qualified
professional vendors. We require the owner
to have a minimum of $200.00 in the
maintenance account for general / emergency
maintenance. When a new tenant moves into a
house we do a check-in inspection of the
property. It is a very thorough process,
that protects both the landlords and the
tenants. CPM also requires the tenants to
pay a security deposit upon move-in. This
deposit is to be used for any damages to the
property after the tenant vacates, minus
normal wear and tear.
Landlords
Landlords are responsible to pay for all
maintenance needed on their property except
when due to tenant’s negligence. CPM does an
annual inspection of your property with a
maintenance person, to update you on the
condition of your property. This inspection
is also a form of preventative maintenance.
We can catch situations before they become a
problem. Yearly inspections keep your
investment home in top condition for years
to come.
Tenants
It is the responsibility of the tenants to
report any maintenance issues to CPM either
by phone or by written notice. After hour
maintenance emergencies are to be called in
to the emergency phone number provided by
CPM. Any damages to the rental house due to
tenant negligence must paid for by the
tenant. Tenants must use a CPM approved
vendor to fix any maintenance issues cause
by their negligence.
Insurance
CPM requires that landlords
have insurance. CPM requires tenants to
either obtain renters insurance or waive
renters insurance.
It is in the best interest for both parties
to do so. For the
landlord it can save out of pocket expense’s
for maintenance issues such as: water leaks,
frozen pipes, fire and hazards as well. For
the tenants, insurance covers their personal
items in the house in case of damage to
their property in such case as listed above.
The landlord is not responsible for tenant’s
personal property. |
